If you can't download transactions and are using Quicken in a Virtual Machine...

Just discovered this after several days of struggling to understand why some accounts would not update. If you are using Quicken Windows in a VM, make sure that the network connectivity is set to "Bridged (Auto-detect)". Do not use NAT, although that seems to work for downloading from some banks and institutions.

In VMware Fusion the setting is at Virtual Machine -> Adapter -> Bridged (Auto-detect)

This may save some folks unnecessary aggravation...

    Must be a VMWare Fusion issue, NAT works just fine for me using Oracle VirtualBox.
