Did it download all the transactions since you got the account at Chase?
If not, it would have download placeholders for the missing transactions.

Quicken isn't provided with this information, and as such the user has to provide it either by entering the missing transactions (which is best) or using Add Shares and putting in the cost basis.

"My new Chase advisor set this account up"
Is this effectively a transfer from one account to another account, maybe even from one broker to another broker?
As much as Quicken pushes the notion that the program (and downloads) can "do your accounting for you", it just doesn't work that way in real life.
Any information downloaded from a Financial Institution (FI) is via Direct Connect (which it appears to be the method used by Chase) is prepared by the FI.  So the old adage "garbage in, garbage out" holds true.
Providing more detail here would be very helpful.
