How do I replace a tenant with a new one and not lose the past tenant information

I have lost a tenant and have a new one. I use Tags for the property names and when I tried to replace the tenant name it would not post the rent payments correctly. The only workaround I found was to create a new property name for the new tenant. Is there another way

AFAIK, first you set the Move Out Date for the old tenant in the Edit Rental Property Tenant dialog, Terms and Agreements tab, then add a new tenant to the same property. See the Help text links available in the Edit dialog.
