How to track 'Interest Rate Linked Structured Investments'?

I have a structured investment in my portfolio. In summary, it works as follows: If the linked index drops more than 30% (relative to the date I purchased the investment) then I don't get interest (fixed percentage of invested amount). If the linked index is above the -30% mark then I get interest (paid every 3 months). Irrespective of the index I get my principal (=invested amount) back on the maturity date.

I have this structured investment in a Charles Schwab brokerage account. When I download transactions then the marked value of this structured investment follows the index. Obviously, my net worth report is incorrect if the index is up or down.

How should I go about tracking this kind of investment in Quicken a) so I still can see the value of the index and b) so my net worth report is correct?
