Not Able to Insert Rent Reminder

I'm trying to update my only tenant to extend his tenant lease, and trying to see the reminder for e next year.

As you can see in the picture, it is not possible to add reminder while on this dialog box.
Nor " New Reminder" nor " Existing Reminder"

Is there something i am missing ?

    I found a lost Reminder at the month Aug/23. I deleted it, and now I'm able to do it again.
