Import Tenant into buisness

I'm trying to invoice a tenant for yard maintenance but there doesn't seem to be an easy way to do that. so I have created an accounts receivable but none of my tenants are there as customers. is there an easy way to import my tenants as customers or do I have to re-enter all of their information from one to the other? Thanks in advance for the help. also I can't show it as other income because its not something they have already paid. I need it to show up as due.
