Is the yearly fee an amount that's divisible by 12?

I don't think that the Rent Center in Quicken was ever designed for something other than very basic apartments with a monthly rent payment. As far as I can determine, even the subject of paying rent in advance is not handled well using the Rent Center.
For your rental storage units, if you want to continue using Quicken for Windows, Customer Invoices for yearly fee at time of unit rental and Scheduled Invoice Reminders for each unit's next payment due might be a way to do what you want. But it's not perfect. A lot of manual labor is involved in generating the next invoice.
It might be best, even if more expensive for the cost of the software, if you searched the Internet for software packages specific to rental storage unit management.
