Rental property track lessee payments

How can I track lessee payments on a property I have?

    I would have thought their should be a way to create a smart list where when a payment comes in it would go to this list…

    Your second post sounds like you want some magic thing to happen (smart list) so that Quicken knows that a received payment is a lease payment. No magic at present.

    You give almost no information on your workflow, so all we can do is guess. Are the payments direct/ACH deposited so that they just appear in your account? Do you manually deposit? Are you trying to track overdue/past rent via receivables? Is there just one tenant?

    If you use the new business features, the lessee would be a Client, and you'd invoice them each month for their payment… and the aging report would let you know if there were overdue payments, Otherwise, the Client center would summarize their payment history. There is no method in QMac to schedule invoices… even for something like this where you'd basically invoice for rent every month in the same amount. So, you'd have to duplicate the invoice each month.

    If you just want to track payments (your very brief question), and not missing payments, it's no different than tracking any income or expense in Quicken and doesn't require business features.
