Rental Income with declining balance

So many tenants use Zelle etc to pay rent but it will only allow so much per day to be transferred and also when a new tenant come on board they sometime don't have enough money to do first, last and deposit so landlords will sometimes take multiple payments over a few months. I would like to see a declining balance show instead of me having to track it. What do you think?
