Quicken R33.22 update

I cannot get the newest version R33.22 to load. I keep getting an error saying a file is in use by another program. I have no other program running. I tried rebooting, all the common fixes, no luck. Any help out there?

If you are trying to update via Quicken Help > Check for Updates, an alternative would be to download and install the Mondo Patch for it from https://www.quicken.com/support/update-and-patch-20182019-release-quicken-windows-subscription-product.
