This program will not install on my Windows 10, Quicken Rental Property Manager version 2.0 (2005)

Hi,
I am trying to install Quicken Rental Property Manager V2.0
It will not complete the install it states. "The wizard was interrupted before Quicken Rental Property Manager 2.0 could be completely installed. Your system has not been modified. To complete installation at another time, please run setup again”
I tried and I even did a compatibility change to XP service pack 2 and XP service pack 3 and it still will not work. I tried all lot of stuff. Would any PATCHES work? Any help would be great so I can use this old program again. Please let me know. Thank you very much,
