is there an easy way to model out real estate investments
I wish there was a template that quicken would provide on making real estate investments and model it out. Basically can put loan terms, and it'll input what known assumptions are for household maintaince/taxes, rent income, etc…and then model out impact on W2 taxes. It feels like it'd be easy to do.
Quicken probably has tons of data on average costs for every line item in a home too to help advise.

That would probably be a feature of your tax program. You can do estimates and in the Turbo Tax Desktop program there is a What-If worksheet.
I'm staying on Quicken 2013 Premier for Windows.

It doesn't sound like that is what @rg242 wants. It sounds like @rg242 wants a magical program to do all the work for them to come up with the numbers needed to do an estimate, not just a program to add up the costs, and then on top of all that model it as an input to a tax calculation.
This just isn't going to happen. Quicken Inc isn't in the business of "AI apps" and they also don't have access to the data that @rg242 thinks they have. One of the main reasons people use Quicken over "online services" is because your data isn't shared with Quicken Inc.
BTW really wonder how you get from a "loan terms" to even remotely understanding anything about "maintaince/taxes, rent income, etc".
