Quickeroos: Presto switcho - no more CC-501 error with PHH mortgage - now I've been downgraded to receiving consistent CC-555 Error with the same merchant - even with R36.38 27.1.36.38. So this has been going on since August 2021 and it is Quicken not the merchants' issue with Quicken secuirty.

You're probably fighting a windmill here. If PHH has discussed this situation with Intuit, the download service provider, and PHH made up its corporate mind ... I wouldn't hold my breath of ever seeing a solution to that case. At least not in the immediate future.It really is not necessary to have a mortgage account connected for transaction downloading. Quicken does an excellent job maintaining an offline mortgage account register with correct payment schedules for principal, interest and escrow, together with a scheduled reminder in your checking account for recording your monthly payments.So, setup your mortgage account as an offline register and this headache will go away.1
