Schwab HSA Account Download
Quicken Classic Business & Personal Version 8.3.3 | MacOS 15.6.1
Schwab HSA account on Quicken is only displaying the Cash balance and not the cash + market value. Prior to the update, Quicken was displaying both totals. For example, $5,000 is in the market and $100 is in cash. Prior to the update, Quicken would reflect $5,100 total for the HSA account. Now it only shows $100 so it's affecting the net worth.
Currently my account setting for the HSA account:
Type: Traditional IRA
Investment Tracking method: Detailed
It's also currently linked to my Schwab account and downloading all available transactions. I've updated the connection, toggled between the two investment tracking methods and relinked. All my other Schwab accounts reflect accurately. I didn't get any error messages when connecting the Schwab accounts.

Thank you for letting us know you're encountering this issue. You make reference to an update. Are you referring to the program updating to 8.3.3, or are you referring to the program updating your accounts?
Does the account still see your holdings, or is it seeing cash balance only? You mentioned that all the transactions are downloading. Are there any transactions that would explain the sudden change?

Correct, the program updated to 8.3.3.
The account shows my holdings under the portfolio tab but the cost basis has an add link. When I select the add link under cost basis, I get the following window.
I can see the transactions all populated correctly but for some reason the HSA account only reflects the cash balance.
My oldest transaction is August '25.

Those screenshots show that you have placeholder transactions. Sometimes, placeholders can be the cause of balance discrepancies. I recommend that you backup your file and try resolving the placeholders. For instructions on how to resolve a placeholder, please see this help article: .

This is different from the original post. The HSA account is selected for setup of download as with other Schwab accounts but for the HSA it comes back with "We encountered an error while connecting to your account."

I have both issues. The account used to connect for now only shows the cash balance and none of the holdings. I disconnected the account to try and resolve the issue but now I get the same error as above. I have already submitted the error logs as requested above. That's when Quicken support told me that my account was inactive because it didn't have a recent transaction but that was not true. I made a transaction and it still will not connect.

HSA/Lively account appeared to be working fine but discovered that quotes were not being updated for several weeks when I reconciled the HSA Holdings to Schwab. However, Transactions and Reconciliation worked with no problem. It appeared that the only problem was not updating Market values.
Then about a week ago, before Thanksgiving, the One Step Update gives: CC-800 'one or more accounts at Schwab have been deleted' and the HSA account is not included in the list of accounts which were updated, all other Schwab accounts are showing as updated.
With Support 5 or 6 times, in two different calls: opened and deactivated each individual Schwab account using the On-Line Services tab in the Account List/Detail for all Schwab accounts, then went thru the on-line reactivation. All accounts, including HSA account, show as having access/link at Schwab per Security tab.
Then on redirect from Schwab confirmation of activation to Quicken to activate on-line services accounts . . .
1. Schwab accounts showing on the Quicken re-activation do not include the HSA account, and
2. I am offered the choice to 'link to existing Quicken account' for all the other Schwab accounts listed.
If I try to activate on-line access ONLY FOR the HSA account from the Account List/Detail /On-Line Services, I go thru the Schwab activation showing, once again, that all accounts are activated at Schwab.
Then re-direct to Quicken screen to Quicken's Activate One Step Update.
The HSA account is, again, not listed and all the other Schwab accounts are listed BUT with the only option showing is 'Don't add to Quicken' - - -Why would Quicken not give me the option to link the existing Schwab accounts when attempting to Active On-Line Services the the Account List/Detail/On-Line Services - and no other options other than 'Don't add to Quicken'?
I select NEXT (my only other option is Cancel). That activation screen closes and back to Quicken Home Screen.
Then One Step Update is run and same CC-800 screen, all other Schwab accounts show as Updated and the Account List shows all but the Schwab HSA account as "Yes -Express Web Connect"
Could the problem be with the linking of accounts with the required HSA administrator, Lively, and Schwab? which is required in order to have an HSA investment account with Schwab?
Given that this is apparently happening with Franklin I'm wondering if Quicken access/link and HSA administrators (Lively in my case) access/link is causing the issue/account confusion at Quicken.

I have a similar problem. Transactions from my Schwab HSA stopped downloading. I attempted to fix it which did not work and the account ended up being deactivated. Now when I attempt to set it back up, Quicken is not even finding the account.

I have a similar problem. I have multiple Schwab accounts: IRA, brokerage, HSA. I have been successfully downloading to Quicken for years. With 8.3.3, HSA accounts stopped downloading. It shows the cash balance but no positions. Here is what I tried:
- Disconnected online download for the HSA and reconnect. Login to Schwab, all accounts are listed in my browser window (including HSA), but when Quicken goes to sync the accounts, it does not sync the HSA account.
- Created a NEW Quicken file from scratch (blank, no accounts). I went to connect to Schwab. Logged in with browser, all accounts are listed, including HSA. When back at Quicken, all accounts are listed for creating new accounts except the HSA account.
HSA account is through Lively, and the HSA investments are in Schwab. As I said, the HSA download from Schwab to Quicken has worked for years and just stopped working with Quicken 8.3.3 update.
