Struggling to add mortgage from Northern Trust

I went into "add account" and added Northern Trust Bank. It found our checking account, but not our mortgage.
As a fallback, I tried adding it as an offline account. I was able to do a basic entry, but Q thought the mortgage should be fully paid off already. I suspect it's because I can't enter the loan terms accurately. For example, It won't let me identify it as a variable interest account.

Hello @IanRowlands,
Thank you for letting us know you're encountering these issues.
It is true that fixed is the only interest rate option currently available.
That said, if your interest rate does change, you are able to edit it at any time by navigating to the loan account register, then clicking Edit Loan and Payment Terms (located under the name of the account).
Click on that will bring up the same window that you filled out when setting up the account.
To address the issue of being unable to connect the account in your Quicken, please provide more information. Which connection option did you use? I can see there are 3 options.
Are you seeing any error messages/codes, or is the mortgage just not listed at all, as though Quicken doesn't see the account?
I look forward to your reply!

I used Northern Trust Banking. The mortgage account was simply not listed. No error messages. Thanks!

@IanRowlands Even though your mortgage may be variable rate, there's no way to tell Quicken the rate is variable and have it do any calculations with that; how would it know what the next rate change will be or when it will take place? So as Kristina wrote above, all loans are entered as fixed rate because at any moment in time, they are fixed rate loans; whenever the rate changes, just go into the loan setup and change the rate.
As for downloading, you might want to check with Northern Trust to see if they (a) support downloading transactions for loan accounts, and (b) if the loan processing is handled by some third party you'd need to connect with in Quicken.
